For Q3 2026, the Toronto condominium market is characterized as a pronounced buyer's market.
Prices are projected to see further downward pressure (down year-over-year) and average in the mid-range.

Elevated inventory and a dry pre-construction pipeline continue to define market conditions.
The Q3 forecast and market trajectory reflect the following local trends:

Price & Value ForecastAverage Price: Condominium averages in the Greater Toronto Area (GTA) are trending around ($635,000), with further soft declines anticipated through Q3 before potential stabilization.

Year-Over-Year Drops: Condominiums are bearing the brunt of market recalibration compared to detached properties, seeing average values drop approximately ($40,000-$45,000) compared to previous years.

Supply & Demand DynamicsHigh Inventory: The market is dealing with a significant glut of unsold units. Condominium supply sits well above balanced levels, which translates into substantial negotiating power and choice for buyers.

Constricted Pipeline: Pre-construction sales and condo starts hit multi-decade lows. Developers are shifting focus to completing existing projects and purpose-built rentals, meaning the current oversupply is expected to tighten considerably in the coming years.

Rental MarketSoftening Rents: The secondary condo rental market is seeing lower rates—averaging roughly ($2,600) to ($2,700) for city units.
Landlords are increasingly offering concessions to secure tenants in stabilized buildings.

Interest Rates & Sales VolumeBuyer Hesitancy: Despite improved affordability and several interest rate cuts, buyers are remaining highly cautious.
Transaction Volume: While overall transactions remain historically low, there have been sequential seasonal upticks as first-time buyers take advantage of lower entry points.
